Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

HeatShield Chimney Inspection in San Diego: What to Know First

HeatShield chimney inspection in San Diego costs between $249 and $489 depending on flue length, access difficulty, and whether or not a camera pass is required. We complete most inspections within 90 minutes and hand you a written report with photos before we leave. If the HeatShield coating has failed and needs repair, we quote the fix separately, in writing, before any work begins.

Call (619) 693-1499

This page is for San Diego homeowners with an existing HeatShield liner or coating who want to know exactly what’s happening inside their flue. If you’re not sure whether you have a HeatShield product, no problem. We’ll identify it during the inspection and walk you through what we find. Call (619) 693-1499 and a real person will answer, day or night.

How HeatShield Products Fail – and How We Fix Them

HeatShield is the most common chimney resurfacing product we see in San Diego County, and it’s a good one. But like every liner system, it has specific failure patterns. Here’s what we find when HeatShield goes wrong:

  • Hairline cracking in the Cerfractory mortar application. HeatShield is applied as a sprayed or troweled ceramic-cement mix over the existing flue surface. When the original clay tile behind it expands and contracts with San Diego’s coastal temperature swings, stress concentrates at the mortar joints. Over time, hairline cracks open up, especially in chimneys built before 1980. The fix is usually a targeted re-application of HeatShield’s Joint Repair System (JRS), not a full reline.
  • Water intrusion at the crown that undermines the coating from above. We see more HeatShield failures in Point Loma and La Jolla than anywhere else in San Diego, and the common thread is a cracked crown. Water soaks down through the masonry, freezes rarely but seeps constantly, and eventually the HeatShield coating blisters and peels away from the flue wall. You fix the crown first, then re-coat. If you re-coat without fixing the crown, you’ll be calling us again in two years.
  • Flaking near the smoke shelf when the original application was done over glazed tile. HeatShield bonds well to porous clay, but not to the glossy glaze on some older tiles. If an installer skimped on surface prep, the coating can start flaking within five years even in a well-maintained chimney. We see this on HeatShield Standard applications from the late 2000s. The repair is mechanical surface preparation and a fresh Cerfractory pass.
  • Gaps where the HeatShield coating meets a rigid stainless steel flue. A lot of San Diego homes have hybrid systems: HeatShield in the masonry throat, connected to a stainless flex or rigid liner up top. The transition point is a weak spot. Differential expansion between the two materials can open a gap at the coupler, allowing combustion gas to leak into the chase. We check this joint on every single HeatShield inspection because it’s the failure that camera-only reviewers often miss when they move too fast.
  • Premature erosion from condensed creosote in wood-burning fireplaces. HeatShield holds up fine to routine creosote, but not to the acidic condensate that forms when a homeowner burns unseasoned oak or cedar. A sticky, tar-like creosote builds up on the HeatShield surface, and without a sweep at least once per cord of wood burned, the coating can soften and slough off. We recommend scraping and sweeping first, then inspecting. That way the camera sees the actual HeatShield surface, not the fire residue hiding it.

Our HeatShield Chimney Inspection Process

Here’s how a HeatShield inspection runs with us, from first call to final report:

  1. 1
You call (619) 693-1499. A person answers. We ask a few questions about your fireplace, your chimney type, and whether you already know you have HeatShield. You get a written price for the inspection before we hang up.
  2. 2
We arrive in the window we gave you. Our techs are uniformed and background-checked. They’ll lay drop cloths around the fireplace and set up a filtered vacuum before opening anything.
  3. 3
Visual and camera inspection of the HeatShield surface. We run a chimney camera from the firebox to the crown, with special attention to the mortar joints, the smoke shelf, and any transition point where HeatShield meets stainless. You’re welcome to stand at the monitor and watch the whole pass.
  4. 4
We note the HeatShield’s bond, thickness, and condition. Sound HeatShield is smooth with a uniform gray color. Blistering, hollow-sounding spots, flaking edges, or exposed clay tile are documented with photos and measurements.
  5. 5
OEM-vs-aftermarket parts decision, if needed. For HeatShield repairs, we use HeatShield Cerfractory and JRS materials, not generic mortar. The manufacturer’s warranty stays intact when the right material goes on. If a stainless component is involved, we source from DuraFlex or Gelco depending on the application, which gives us flexibility without sacrificing the written guarantee on the work.
  6. 6
You get a written report with photos, the same day. The report includes exactly what we saw, what it means in plain English, and a line-item price for any recommended repair. If nothing needs fixing, you’ll hear that too, and we won’t invent a problem to sell you one.

What HeatShield Chimney Inspection Costs in San Diego

Most San Diego HeatShield chimney inspections land between $249 and $489. The price depends on three things: flue height (second-story chimneys cost more), access (steep roofs and zero-lot-line homes add time), and whether the fireplace is wood-burning (creases and residue often mean a sweep first, adding $149 to $229 to the visit).

Inspection Type Typical Price What’s Included
Level 1 HeatShield Inspection $249 – $349 Visual check, basic condition report, photos
Level 2 with Camera $389 – $489 Full flue interior scan, photo report, written recommendations
HeatShield Sweep + Level 2 Inspect $538 – $718 Creosote removal, camera inspection, full report
Real Estate HeatShield Inspection $389 – $489 Camera pass, written report for escrow, no repair upsell

The number we quote on the phone is the number on your invoice. If we find something during the inspection that changes the scope, we stop and tell you before charging a dollar more. Call (619) 693-1499 for an exact HeatShield inspection quote, free of charge.

Why San Diego Homeowners Call Ashby Chimney San Diego for HeatShield Work

Most of our HeatShield customers in San Diego have already been burned by a chimney company that overpromised. They called us because they wanted someone who could actually explain what the camera showed, not just hand over a report and disappear. Nathan Corliss keeps a field notebook in his truck where he sketches flue layouts for customers who want to understand what’s happening inside their chimney. That habit tends to make people call us back.

We’re an independent HeatShield service provider, not a franchise or manufacturer rep. That means we recommend what’s right for your chimney, not what a brand mandate tells us to sell. If a HeatShield patch will do, that’s what we quote. If the liner is too far gone and a new DuraFlex or Gelco stainless liner is the honest answer, we’ll tell you that too, with prices for both options in writing.

Every repair we make carries the 365-Day Done Right Promise: if it’s not done right, we make it right, and if a covered repair fails inside the guarantee period, we come back at no charge. That’s the Kingswell Way: say the price first, explain the work, put the guarantee in writing, leave the job site cleaner than we found it, and come back if it fails.
