Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Famco Chimney Sweep in San Diego: What to Know First

We’re an independent Famco service provider offering chimney sweeping and inspection for Famco fireplaces, stoves, and inserts throughout San Diego. Most standard Famco chimney sweeps run between $189 and $329, and we can typically get you on the schedule within three to five business days. The price you get on the phone is the price you’ll see on the invoice. No surprises, no “discovered issues” that suddenly double the bill.

Call (619) 693-1499

If you own a Famco fireplace, insert, or freestanding stove and haven’t had the flue cleaned in a while, this page will walk you through what actually needs attention on these units, what it should cost, and how we handle the work. Call (619) 693-1499 and you’ll get a live person, not a voicemail tree.

How Famco Products Fail – and How We Fix Them

Famco makes solid equipment. But every brand has patterns, and after working on these units across San Diego for years, we know exactly where they show wear. Here’s what we see most often:

  • Creosote buildup in the smoke dome area on Famco fireplace inserts. This is a real one. The smoke shelf design on many Famco inserts creates a dead-air pocket where creosote collects faster than the firebox itself. We see heavier accumulation there on inserts than on masonry fireplaces, even with identical burn habits. Our sweep process includes manual scraping of the smoke dome, not just brushing the flue liner, because skipping that area is how you end up with a chimney fire six months after you thought you were clean.
  • Damaged door gaskets on older Famco catalytic-style stoves. If your Famco stove door doesn’t pass the dollar-bill test (close the door on a bill; if it slides out easily, the gasket is shot), the unit is pulling air through the wrong places. That throws off draft, which increases creosote production. We replace gaskets with proper high-density fiberglass rope sized to the Famco door channel, not generic gasket material.
  • Warped baffle plates on units that have seen over-firing. Burning hot, hot fires in a Famco stove can warp the steel baffle over time. A warped baffle forces smoke to take a longer path, and that means more particulate dropping and more creosote in your flue. We check baffle condition during every sweep and tell you plainly if it needs replacing now or can wait a season.
  • Soot and ash impaction in side-feed pellet augers on Famco pellet models. Pellet stoves in San Diego see a lot of on-off cycling because our burns are shorter and less frequent than cold-climate units. That cycling compacted ash and fines inside the auger tube, especially with softer pellets. We run an auger cleanout as part of our pellet stove service, not just a flue brushing, because leaving packed fines means feed failures a month later.
  • Surface corrosion on the flue collar where it meets the connector pipe. Marine air in San Diego neighborhoods like Point Loma and La Jolla carries a lot of moisture, and steel flue collars on Famco units are not immune. We wire-brush, inspect for thinning, and apply a high-temp corrosion treatment where the damage is cosmetic. If the metal is too far gone, we’ll say so and quote a replacement rather than patching something that needs to be solid.

Our Famco Chimney Sweep Process

Every job gets the same six-step approach. We’ve refined it over the years because homeowners tell us they’ve been burned by guys who rushed through and left a mess. So we don’t.

  1. 1
You call, you talk to a person. We answer live, 24/7. You tell us what Famco unit you have, how long it’s been since it was swept, and anything unusual you’ve noticed. We give you a price range on that call.
  2. 2
Written price before we start anything. Nathan or one of our techs arrives, looks at the actual unit and flue setup, and writes down the exact sweep price. That number doesn’t move unless you authorize additional work after we show you why.
  3. 3
Drop cloths and floor protection go down first. We leave the job site cleaner than we found it. That’s part of the Kingswell Way, not an upsell.
  4. 4
The sweep itself. We brush the flue liner completely, pull and clean the baffle on Famco stoves, scrape the smoke dome, and vacuum firebox debris with a HEPA filter. We also inspect the liner, cap, and crown while we’re up there or down the pipe.
  5. 5
Camera inspection and honest report. This is where we show our work. We run a camera through the flue after cleaning and show you exactly what we saw. You decide what gets addressed now and what can wait. We don’t invent problems. If the flue looks good, we tell you it looks good.
  6. 6
Written guarantee on any repair we do. Sweeps don’t need a repair guarantee, but if we repaired something, you get it in writing. If a covered repair fails during the guarantee period, we come back and make it right for free. That’s the 365-Day Done Right Promise.

What Famco Chimney Sweep Costs in San Diego

In San Diego, a standard Famco chimney sweep and inspection runs between $189 and $329 for most single-unit residential setups. Here’s the honest breakdown:

  • Standard sweep, masonry or prefab flue, one story: $189-$249
  • Two-story homes or rooftop access: $249-$329
  • Famco pellet stove with auger cleanout: $229-$309
  • Famco insert with smoke dome scrape and full cleaning: $219-$289
  • Level 2 camera inspection (recommended if it’s been 3+ years or you just bought the home): $149-$249 additional

What moves the price: height of the roof, type of flue, whether animals have nested, and whether the previous homeowner ever cleaned the thing. We’ll never quote a lowball number to get in the door and inflate it once we’re on the roof. Call (619) 693-1499 for an exact quote.

Why San Diego Homeowners Call Ashby Chimney San Diego for Famco Work

Nathan Corliss grew up on the LA side in the San Fernando Valley and spent his early twenties in the building construction program at LA Trade-Tech, mostly on HVAC and venting before chimneys became the focus. He’s been at this for nearly two decades, and he still sketches flue layouts in a beat-up field notebook for customers who want to see what’s actually going on. Say the price first, explain the work, put the promise in writing. That’s the whole approach.

We work on Famco equipment alongside other quality brands like DuraFlex, HeatShield, and Gelco, which means we know how Famco components compare and when a non-Famco part is actually the better call. Every tech who arrives at your door is background-checked and uniformed. Every repair gets a written guarantee. Every call gets answered by a real person. And if something fails inside the guarantee period, we come back. That’s the Kingswell Way, and it’s been that way since we opened our doors in 2002.
