Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Inspection in San Diego: What to Know First
We provide independent Famco chimney inspection in San Diego, and most inspections are completed in about an hour with a written report in your hands the same day. A standard Level 1 or Level 2 inspection on a Famco unit runs between $189 and $349, depending on what’s being checked and whether camera work is needed. We say the price before we start, so you’ll know the number before any work happens.
If you own a Famco fireplace, stove, or chimney component and want it inspected, call (619) 693-1499. We’re an independent Famco service provider, not a manufacturer affiliate, which means we call problems as we see them and fix what needs fixing without a sales pitch attached.
How Famco Products Fail – and How We Fix Them
Famco makes solid equipment, but after inspecting hundreds of units in San Diego homes, we know exactly where they wear. These are the patterns we see most often.
- Famco direct-vent termination caps corroding at the seams. The salt air in Point Loma and La Jolla accelerates rust on the galvanized seams of Famco vent caps, far faster than inland. We see hairline cracks where the cap meets the pipe that let exhaust recirculate into the home. The fix is usually a replacement cap with a higher-grade stainless option, which we quote separately and install the same visit when parts are in stock.
- Gasket compression loss on Famco stove doors. The fiberglass gasket rope on Famco wood stoves hardens after four to six years of regular burning, especially in dry East County air. When the gasket loses its spring, the door seal gets sloppy, the burn rate gets unpredictable, and smoke can push back into the room. We strip the old adhesive, seat a new gasket, and test the seal with a dollar-bill pull before we call it done.
- Baffle warping in Famco wood stoves from overfiring. The steel baffle plate above the firebox on older Famco models warps when the stove runs too hot too often, usually from burning construction scraps or overloading. Warped baffles change the draft and send more heat up the flue instead of into the room. We’ll measure the gap, show you what we’re seeing, and replace it if the plate has lost its shape.
- Famco chimney caps loosening at the mortar joint. In Ocean Beach and Mission Beach, the constant wind works caps loose. We’ll find the cap rocking by hand, which means water is getting behind it and into the flue chase. We re-secure with high-temp sealant and anchor screws rated for coastal exposure.
- Creosote loading in Famco stove flues. Famco stoves with smaller flue diameters load creosote faster than open fireplaces, plain and simple. When the chimney is shorter than ideal, like on a single-story Clairemont track home, we see glaze-stage creosote in a single burn season. We remove it with rotary brushes and show you the before-and-after photos so you can see what came out.

Our Famco Chimney Inspection Process
Here’s how a Famco inspection goes when you call us, start to finish.
- 1
Call and schedule. You talk to a live person, not a voicemail tree. We give you an arrival window and the inspection price before we hang up.
- 2
Arrival and setup. Our technician shows up in uniform, lays down drop cloths around the hearth, and walks you through what we’re checking on your Famco unit.
- 3
Visual and camera inspection. We run a camera up the flue and check the stove body, door seal, baffle, cap, and vent connections. You’ll see the video feed if anything looks questionable.
- 4
Findings and written quote. We explain what we found in plain language, with a sketch if it helps. If a repair is needed, you get a written price before we touch a wrench.
- 5
Repair and testing. We use OEM or quality aftermarket parts that fit the specific Famco model in your home. After the repair, we test the draft, check the seal, and run the unit briefly if it’s safe to do so.
- 6
Cleanup and written guarantee. We leave the hearth cleaner than we found it and hand you a written guarantee on any repair. If it fails inside the guarantee period, we come back free.

AfterWhat Famco Chimney Inspection Costs in San Diego
| Service | Typical San Diego Price |
|---|---|
| Level 1 Visual Inspection (routine, no camera) | $189 – $249 |
| Level 2 Camera Inspection (real estate, after weather events, or before first burn of season) | $299 – $349 |
| Level 3 Inspection (requires opening a chase or removing a panel) | $400+ depending on access |
| Famco door gasket replacement (parts + labor) | $140 – $220 |
| Termination cap replacement (coastal corrosion) | $210 – $380 depending on vent size and material |
| Baffle plate replacement | $180 – $310 depending on model |
What moves the price is access. A Famco stove in a ground-floor room with an exterior wall behind it is a one-tech, one-hour job. A unit on a second floor with a chase that requires ladder work costs more. We’ll tell you the number before any work starts. Call (619) 693-1499 and we’ll give you an exact quote for your setup, no estimate games.
Why San Diego Homeowners Call Ashby Chimney San Diego for Famco Work
Every job we do gets a written price before we start and a written guarantee when we finish. That’s not a special-tier option. That’s every job, every time, under the Kingswell Guarantee. If a repair fails inside the guarantee period, we return and fix it at no charge. That’s the 365-Day Done Right Promise, and it’s written down because our word matters more than our marketing.
Our techs work on Famco equipment regularly, and we stock gaskets, caps, and baffles for the most common San Diego installations. When a Famco part isn’t the right call, we can source from DuraFlex, HeatShield, or Gelco depending on what the flue actually needs. Nathan Corliss, our owner, has been at this for going on two decades, and he’s the one training the crew on what to look for inside a Famco firebox. Say the price first, explain the work, put the promise in writing.
FAQs
No, and we’re careful about that. As an independent Famco service provider, we use parts that meet or exceed the original specs, and we document everything with photos. If your unit is still under a manufacturer warranty, we’ll flag any issue that falls in that window before we touch it.
Most inspections happen within two to four business days of your call. We don’t overbook, so when we give you an arrival window, we keep it. If it’s a real estate transaction with a tight closing date, tell us when you call and we’ll do everything we can to fit you in.
We choose OEM when it matters for fit and warranty, but not every Famco repair needs a factory part. For gaskets, caps, and some baffles, a quality aftermarket part from a supplier like DuraFlex or Gelco works as well or better at a lower cost. We’ll show you both options and the price difference before you decide.
If the firebox has a cracked weld or the baffle supports have rusted through, we’ll tell you straight that replacement makes more sense than patching. On a unit that’s mechanically sound, we’d rather replace a part now than watch it fail in February. The camera inspection answers this, and we’ll show you the footage so you can make the call with your own eyes.
You roll the dice on creosote buildup and vent corrosion you can’t see without a camera. In coastal San Diego, we see termination caps fail silently within three years. A camera inspection costs less than the emergency repair that comes after. Call (619) 693-1499 and we’ll get you scheduled before burning season gets busy.
