Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Cap Installation: The San Diego Owner’s Guide
We stock and install Famco chimney caps throughout San Diego, and a typical Famco cap installation runs between $385 and $640 depending on roof access and the cap model you’re replacing. Most jobs are done in a single visit, and we carry common Famco sizes on the truck. The way owners usually find us: they notice rust streaks down the chimney chase, hear a loose cap rattling on a windy night in Clairemont, or a neighbor points out that their cap is sitting crooked after last winter’s Santa Anas.
Key takeaways: we’ll match your existing Famco cap or upgrade you to the right size; you’ll get a written price before any work starts; and the Kingswell Guarantee covers the install. If it fails, we come back at no charge.
Which Famco Models This Applies To
Famco makes caps for almost every chimney type, but the model numbers matter if you want the replacement to match. The big split in the Famco line is between standard single-flue caps (their SC series, which slip over a round or square clay tile), the legacy wind-resistant caps (often called Vacu-Stack), and the larger multi-flue or custom chase covers built for San Diego’s stucco chimney chases. If you have a paper label still on the cap, look for the SC prefix; if it’s long gone, we go by flue tile measurement, because that tells us more than the old model number anyway.
The measurement to take before you call: the outside width of the flue tile itself. Not the cap, not the crown, not the chase. If your tile is 13″ x 13″, that’s the size we need. A common gotcha: many San Diego homes with a Famco cap on a round flue actually have an 8″ inside diameter but a 10″ outside diameter, and ordering the 8″ cap means it doesn’t fit. When the old cap is too rusted to measure, we take the measurement from the tile at the crown. Aftermarket equivalents should match the tile dimensions and be stainless steel, not galvanized. We install genuine Famco when the job calls for it, and we also carry quality aftermarket options in the same spec. One thing to know: we’re an independent chimney company, not affiliated with Famco, so we’ll tell you straight when an aftermarket cap makes more sense than paying a premium for the Famco name, and when it doesn’t.

Signs Your Famco Chimney Cap Installation Is Failing
- Rust bleeding down the chase or crown. This is usually the mesh or the cap body itself oxidizing. San Diego’s marine layer does a number on galvanized steel within five to seven years. A stainless replacement stops the streaking.
- Rattling or banging on windy nights. The set screws or mounting brackets holding the cap to the flue tile have loosened. If left alone, the wind can work the cap completely off, and then you’ve got an open flue and a cap in the neighbor’s yard.
- Water inside the firebox after rain. The cap’s top is still there, but the mesh has failed or the cap isn’t seated square anymore. Rain enters the flue directly, and in San Diego that means moisture mixing with old creosote and rusting your damper.
- Bird or squirrel noise in the chimney. The mesh on your Famco cap has a hole or has pulled away from the frame. San Diego crows will test any opening. The fix is a new cap with intact mesh, not a wad of steel wool.
- The cap is visibly tilted. This usually means the flue tile has shifted, not just that the cap loosened. If the tile is cracked below the roofline, the cap replacement becomes a small crown repair too. We’ll show you photos from the roof before we do anything beyond the cap swap.

AfterReplacement Cost & What’s Included
Most Famco chimney cap replacements in San Diego run between $385 and $640 installed. That includes the cap itself, the roof visit, removal of the old cap, setting the new cap on your flue tile, and sealing any gaps that let water in. Add $80 to $120 if you’re on a steep roof in Point Loma or Mission Hills where we need safety anchors and a second tech. Add $120 to $180 if the exposed flue tile itself is cracked and needs a patch before the cap can seat properly.
Here’s what the range looks like:
- Standard single-flue stainless cap, one story roof: $385 – $460
- Same cap on a two-story or steep roof: $460 – $560
- Large custom chase cover with cap, stucco chase: $560 – $640
- Flue tile patch added to any cap replacement: +$120 – $180
Every price is written before we start. Not an estimate over the phone that changes at the door. The number on the invoice matches the number we quoted at the door. And the Kingswell Guarantee covers the cap installation; if it fails during the guarantee period, we return and correct it at no charge. The guarantee is written, not verbal.
DIY or Call Us?
You can safely inspect from the ground: look for rust, tilting, missing mesh, or a cap that’s no longer centered. You can also note whether your cap reads “SC” on any remaining label, and measure the flue tile from inside the firebox if you’re comfortable doing that. That’s useful information to have when you call. But going up on a roof to remove or re-seat a cap is not a weekend project, and it’s not something we recommend doing without training. It’s a fall risk first, and a headache second: setting a Famco cap properly means getting it perfectly square on the tile and torquing the brackets evenly, and doing it wrong means it rattles loose in three months. If you’re in San Diego and want the job done right, call (619) 693-1499 and Nathan will put the price in writing before anyone goes up the ladder.
FAQs
A stainless Famco cap in San Diego typically lasts 12 to 20 years; galvanized versions last 5 to 10 years before the marine layer gets to them. If you can see rust streaking on the chase, you’re closer to the end than the beginning. Getting a stainless replacement means you probably don’t think about this again for another two decades. Call (619) 693-1499 and we’ll take a look.
Usually not, and it’s usually not worth it. Once the mounting brackets are rusted through or the mesh has separated from the frame, a patch is just delaying the same replacement by a season. The fix is a new cap sized to your flue tile. We’ll show you close-up photos from the roof so you can see exactly what we’re seeing before you decide. Estimates are free.
A standard single-flue cap swap in San Diego takes 45 to 75 minutes from ladder up to ladder down. Custom chase covers can take two hours. We book a window, show up in it, and leave the roof cleaner than we found it. If you need it done on a Saturday, call (619) 693-1499 and we’ll schedule it.
We keep the most common Famco SC-series sizes on the truck, along with quality stainless aftermarket equivalents, so most San Diego homes are handled same visit. If you have an odd size, we’ll measure and order it, which adds a few days. Either way, you’ll know the price and the timeline before we order anything. Call (619) 693-1499.
If water is getting into the flue, don’t wait. The moisture mixes with creosote and starts attacking the damper and the firebox. If the cap is just ugly but still sealed and tight, you have time. We’ll tell you which situation you’re in, show you the photos, and never recommend a replacement we can’t justify. Call (619) 693-1499 and we’ll give you a straight answer.
