Famco Crown Repair: The San Diego Owner’s Guide
A Famco crown repair in San Diego typically runs between $275 and $650 installed, depending on the crown’s condition and your chimney’s access situation. We stock Famco-compatible crown repair materials on our trucks, so most jobs are done in a single visit. Most homeowners discover the problem the hard way: a dark stain spreading across the ceiling near the fireplace, or water pooling in the firebox after a winter storm rolls through Mission Valley.
The crown is the concrete or metal cap at the very top of your chimney, and Famco builds theirs to specific tolerances that don’t always play nicely with generic off-the-shelf repair products. When it cracks or separates, water gets where it shouldn’t, and the damage compounds fast. If you’re seeing efflorescence (that white chalky residue) on the exterior brick near the top of the chimney, or hearing a drip inside the flue on rainy days, the crown is usually the first place we look.
Which Famco Models This Applies To
Famco produces crown assemblies and caps for a range of residential chimney systems, and the repair approach depends on which generation you have. The older Famco crowns from the late 90s and early 2000s were cast concrete with a galvanized steel drip edge, and those tend to fail at the seam where the metal meets the concrete. Newer Famco units use a stainless steel crown that generally holds up better but can still shift if the underlying masonry settles.
To identify what you have, look for the Famco stamp on the cap or the underside of the crown lip. If it’s not visible, measure the outside flue tile dimensions: Famco crowns for standard residential flues are sized in even-inch increments (8×8, 8×12, 12×12, and 13×13 are the ones we see most often in San Diego homes built between 1985 and 2010). The compatibility gotcha is the drip edge overhang: Famco designs it at 2-1/4 inches, while most generic replacement crowns use a 2-inch overhang. That quarter-inch matters for water shedding, and a generic crown that’s slightly undersized will let rain track back under the lip and into the chase. We recommend either genuine Famco parts or aftermarket crowns that specifically list Famco dimensions, not “universal fit” products. We also carry DuraFlex, HeatShield, and Gelco repair materials, but for crown-specific work we prefer to match Famco-to-Famco where possible.
Styles & brands we work with

Signs Your Famco Crown Repair Is Failing
- Water stains on the ceiling near the fireplace after rain. The crown’s drip edge has separated or the concrete has hairline cracks, and water is running down the outside of the flue instead of away from it.
- White chalky buildup (efflorescence) on the exterior brick near the top of the chimney. Moisture is wicking through the masonry itself, carrying mineral salts to the surface. This means water has already breached the crown.
- Spalling brick or flaking mortar at the chimney’s top course. Repeated wet-dry cycles in San Diego’s coastal air cause the brick faces to pop off. We see this constantly in Point Loma, La Jolla, and along the coast where salt is in the moisture mix.
- Damp or musty odor from the fireplace in summer. A cracked crown lets humid air in continuously, and you’re smelling the accumulated moisture in the flue. This often shows up before any visible staining.
- Loose or rattling cap when the wind blows hard. Famco crowns with the older galvanized drip edge eventually corrode at the fasteners, and the metal starts flapping or shifting. If you hear it over the Santa Anas, get up there or get someone up there soon.

AfterReplacement Cost & What’s Included
For San Diego homeowners, here’s what we quote most often:
- Minor crack sealing and crown resurfacing: $275 – $395
- Full Famco-compatible crown replacement (standard flue): $425 – $650
- Access-dependent adjustments: steep roof pitches, multi-story chase caps, or scaffolding needs can push the upper end up by $150 – $300
Every quote includes the crown material, sealant, and labor, and you get the number in writing before any work starts. We don’t do “it turned out to be more once we got up there” pricing. The written price we hand you at the door is the price you pay. Our work carries the Kingswell Guarantee: if the crown repair fails within 365 days, we return and fix it at no charge. That’s the Done Right Promise, and it’s included, not an add-on.
DIY or Call Us?
You can safely check a few things from the ground: look for visible cracking, missing chunks, or a tilted cap using binoculars. That’s where DIY should end. Crown repair means working at height on a sloped surface with sealants that need specific cure conditions, and a slipped ladder on a two-story South Park roofline isn’t worth saving $300. We see plenty of homeowner attempts where the sealant was applied over old, loose material, and the crown “failed again” six months later because the surface prep was skipped. A crown repair done wrong doesn’t just waste your weekend; it gives you false confidence while water keeps getting in.
If you suspect your Famco crown is compromised, call us at (619) 693-1499. We’ll inspect it, show you photos of what we found, and hand you a written price before anything comes off the truck.
FAQs
Our crown repairs in San Diego typically last 10 to 15 years before the sealant needs reapplication. Coastal salt air shortens that window slightly, so homes in Ocean Beach or Pacific Beach may need a touch-up at the 8-to-10-year mark. Call (619) 693-1499 and we’ll assess your specific setup.
Yes, if the cracking is limited to surface hairline fractures and the drip edge is still solid, a repair is a legitimate option. If the metal drip edge has corroded through or the concrete is deeply spalled, replacement is the honest call. We’ll show you photos either way so you can see exactly what we’re seeing before you decide.
Most Famco crown jobs in San Diego are done in two to four hours, including setup and cleanup. Curing time depends on temperature and humidity, but the repair is functional the same day.
Yes, we carry Famco-compatible crowns in the most common San Diego flue sizes (8×8 through 13×13) plus sealants and resurfacing materials, so there’s usually no ordering delay.
