Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
HeatShield Crown Repair: The San Diego Owner’s Guide
If your HeatShield crown sealer has cracked, shrunk, or started pulling away from the flue tile, we stock the repair materials on our trucks and typically complete the work in one visit. An installed HeatShield crown repair in San Diego runs between $450 and $900 depending on crown condition, crack depth, and whether we’re also sealing the flue tile gaps. Most owners discover the failure after a rainstorm: water staining on the ceiling near the fireplace, a damp smell in the firebox, or chunks of crown material sitting in the gutter after a Santa Ana wind event.
The crown is the concrete slab that caps the top of your chimney. HeatShield’s system is a polymer-modified sealant applied over that slab to stop water from soaking in and splitting it further. When it fails, water gets behind it, freezes and thaws through San Diego’s winter temperature swings (yes, we get them up in Ramona and Alpine), and the cracks widen fast.
Which HeatShield Models This Applies To
The HeatShield crown repair system is not model-specific the way a damper or a door is. It’s a two-part system: Cerfractory sealant plus a fabric reinforcement membrane, and it works with any masonry chimney crown regardless of brand or age. Where compatibility actually matters is the existing crown surface. HeatShield bonds to concrete and properly prepped masonry only. If your crown is spalled down to loose aggregate or has a crack wider than a quarter inch, the prep work changes: we grind out the damaged material, build the profile back, and then apply the HeatShield system over a sound base. If you have a prefab chimney with a metal chase top instead of a masonry crown, HeatShield is not the right product for that application, and we’ll tell you so before quoting anything.
As an independent service provider in San Diego, we install HeatShield systems but have no affiliation with the manufacturer. What matters to us is that the product holds up to coastal salt air in Point Loma and the dry heat out in El Cajon, and in our experience it outperforms plain crown coat sealants by a wide margin.

Signs Your HeatShield Crown Repair Is Failing
- Hairline cracks running across the crown surface. UV exposure in San Diego breaks down the polymer top coat over time. Once the sun gets through, the membrane underneath starts oxidizing and the cracks spread from one season to the next.
- Chunks of gray sealant material in your gutters or on the roof. This means the bond between the HeatShield layer and the concrete crown has let go. Water is already working its way underneath, and every rain event makes the debonding worse.
- White mineral staining on the brick or stone below the crown. That’s efflorescence, and it tells you water is moving through the crown and dissolving salts from the mortar. Staining near the top course of brick means the crown is no longer shedding water the way it should.
- Damp mortar joints at the top of the chimney after rain. A working crown pushes water off the edge and away from the structure. When the seal fails, water sheets down the sides and the mortar absorbs it, which leads to spalling brick faces within a few seasons.
- Musty smell in the firebox during humid weather. Water that’s gotten past the crown settles in the smoke shelf and the back of the firebox. San Diego’s marine layer mornings in June are often when owners first notice it.

AfterReplacement Cost & What’s Included
Our HeatShield crown repair in San Diego runs from $450 to $900 installed, and the range breaks down like this:
- Straightforward reseal: $450 to $575. Crown is in good structural shape; we grind off the failed top coat, clean, and apply fresh HeatShield sealant with the fabric membrane.
- Crown with moderate cracking: $575 to $750. Includes crack chasing, patching with hydraulic cement, and a full HeatShield system application over the repaired crown.
- Badly deteriorated crown: $750 to $900. Requires significant profile rebuilding before the HeatShield goes on. If the concrete slab is beyond saving, we’ll tell you plainly and quote a full crown rebuild instead; we won’t seal over a failing structure and hope it holds.
Every quote is written before we touch anything. The price you see on the proposal is the price you pay, and it includes surface prep, all HeatShield materials, application labor, and a written guarantee. If the repair fails inside the guarantee period, we come back and correct it at no charge, that’s our 365-Day Done Right Promise.
DIY or Call Us?
Here’s the honest split. You can absolutely inspect the crown yourself from the ground with binoculars or from a ladder if you’re comfortable with heights and have someone spotting you. Look for the signs listed above, take photos, and check the gutter below the chimney for debris. What you shouldn’t do is get on the roof with a bucket of sealant and try to recoat the crown. Crown work requires grinding out the failed material, which means running a grinder while working on a sloped roof surface, often near the ridge line. That’s a fall risk we take seriously, which is why our techs are tied off and trained for roof access. It also requires getting the surface absolutely clean for the HeatShield to bond; trapped moisture or dust underneath a new coat is how you end up redoing the job a year later.
If your crown looks questionable, we’ll come out, do a written inspection, and tell you whether it needs work now or can wait another season. Call us at (619) 693-1499 and we’ll get you a straight answer.
FAQs
In San Diego’s climate, you should expect a properly applied HeatShield crown repair to last 10 to 15 years before the top coat needs reapplication, assuming the underlying concrete crown was sound when we sealed it. Coastal exposure shortens that timeline: homes within two miles of the ocean in areas like La Jolla and Ocean Beach will see more UV and salt-driven wear than an inland home in Santee. Our guarantee covers the repair itself; call (619) 693-1499 if you want us to inspect your existing crown and give you a realistic lifespan based on its condition today.
It depends entirely on the condition of the concrete crown underneath the HeatShield layer. If the sealant has failed but the concrete slab is intact, we grind off the old material and reapply the system, which is a repair, not a replacement. If the concrete itself is crumbled, hollow, or cracked through, no sealant will fix it, and the right move is a crown rebuild. We always show you photos before recommending either path, so you’re not taking our word on faith.
Most HeatShield crown repairs take between two and four hours on site, including surface prep and application time. The bigger variable is scheduling around San Diego weather; HeatShield needs a dry day with temperatures above 50 degrees, which rules out rainy season windows and some winter mornings. We don’t promise same-day service because crown work is booked as a scheduled repair, not an emergency call, but we’re usually able to get on your roof within a week or two of the inspection.
Yes. We carry HeatShield Cerfractory sealant and the fabric membrane on our service trucks, along with repairs parts from DuraFlex and Gelco for related liner and crown work. That means when we quote your job, the materials are already in San Diego, not on order from a distributor. Call (619) 693-1499 for a free estimate, and we’ll confirm what your specific chimney needs before we ever set foot on the roof.
